Registered with SEBI as a Category II AIF, with an independent trustee and a fixed fund life of up to 10 years. Every term is written down before a rupee is drawn.

Aligned

The sponsor invests its own capital in the same pool, on the same terms. When investors lose, we lose: the manager’s share of profits comes only after investors are paid.

Disciplined

A ₹100 Cr corpus, with a ₹100 Cr greenshoe, keep the portfolio concentrated and the diligence deep. We would rather miss a deal than force one.

Title and approval risk

Absorption and pricing may weaken in a corridor.

Entry with a margin of safety, concentration in markets we operate in daily, and diversification across five stages.

Execution and counterparty risk

An operating partner may underperform or fail.

Security at the instrument level, board or observer rights, and the ability to step in and run the project ourselves.

Market and pricing risk

Absorption and pricing may weaken in a corridor.

Entry with a margin of safety, concentration in markets we operate in daily, and diversification across five stages.

Regulatory and policy risk

Policy timing is outside our control.

Capped allocation, no reliance on any single unlock, and exit routes that do not require the policy to land.

Liquidity and duration risk

Units are illiquid and the term is long.

Staged realisations across five differing clocks, a defined tenure, and extension or liquidation only with investor consent.

Conflict of interest

The sponsor develops real estate and may promote projects the Fund invests into.

Prior investor approval, arm’s-length terms against independent valuation, recusal of affiliated Committee members and capped exposure.

The sponsor group develops real estate. Over time, the Fund may invest into projects promoted by the sponsor or its affiliates.
